Netflix bought 292 acres of it
The Mega Parcel at Fort Monmouth sits in Oceanport, and Netflix closed a $55m purchase of the 292-acre site in December 2025 for a production campus — around $1bn of investment, twelve soundstages, close to 500,000 square feet. Next to it, the East Gate community’s 68 for-sale homes are more than 90% sold through. For a borough this size that is a large amount of new construction and new arrivals in a short window.

Oceanport is wrapped by the Shrewsbury River and Pleasure Bay, and the waterfront blocks are tidal rather than merely near water. That puts bulkheads, crawl spaces and anything mechanical sitting low in a house on a different maintenance clock from the same house half a mile inland.

Housing stock
Shore colonials and ranches, plus a new northern edge
The borough is mostly single-family shore Colonial, Cape Cod and ranch stock, with the higher-value waterfront on the Shrewsbury River and Pleasure Bay, and a concentrated band of new FMERA-adjacent construction on the northern blocks. Ranches and capes of that generation tend to arrive at water heater, panel and drain-line work together rather than one at a time.
